The Royaleigh is a nonprofit apartment complex dedicated to providing unassisted senior living with a focus on comfort, community, and serenity. Nestled in a picturesque country setting, it offers residents the best of peaceful rural living while fostering a close-knit community atmosphere. The Royaleigh is designed to support independent seniors seeking a vibrant lifestyle without the hustle and bustle of city life. Its nonprofit status ensures that the focus remains on enriching residents’ lives, emphasizing affordable living and meaningful connections.
The Royaleigh is incorporated as a not-for-profit corporation and is resident owned and operated giving all residents the opportunity to participate in the operation and management.

Discover Life Leases, A New Way Of Retirement
In life lease housing, the buyer purchases an interest in that property—which gives the buyer the right to occupy a unit for a long period of time, often for their lifetime.
Like condo owners, the buyer pays a lump-sum purchase price, and then continues to pay:
- property taxes
- monthly fees for maintenance
Life lease housing is usually developed and operated by nonprofit or charitable organizations called “sponsors.”
Life lease buyers are often seniors looking to move into smaller homes.
People Choose Life Lease Housing for many reasons.
- affordability
- fewer home maintenance responsibilities
- access to social and recreational programs
- a sense of community
The royaleigh is a sponsor of “Fixed Value” Lease.
This is also called the “no gain” model. The sponsor purchases the life lease back from the holder (or their estate) for the same amount originally paid when the holder purchased the life lease. The sponsor retains a percentage of the amount as an administrative and refurbishing fee.
The benfits of this lease is that Even if real estate values go down, the holder is guaranteed not to lose money. If the holder passes away, their inheritors do not have to worry about selling the home or paying monthly fees.
There are a few things to consider. The holder’s estate will no longer hold the life lease interest once it is fully repaid by the sponsor. If real estate values go up, the holder (and their estate) will not profit. Since this model does not take inflation or market value into account, the money the holder invested loses its value over time.

Storage Units
Each suite has a storage cubicle of approximately 20 square feet, labeled with suite numbers. Bicycle storage, as well as community moving and grocery carts, are available for shared use. Additional storage is provided in a cellar.

Security
The Royaleigh is designed and constructed to provide residents a safe and secure environment in which to live. Non duplicatable, secure keys provide entry to front and rear entrances. This ensures no access by other than individuals issued a secure key.

Library
The “Olde Book Nook” is a library in the building , filled with wooden shelves and a variety of books, all donated by residents and free for their use.

Workshop
Our workshop is fully stocked with the tools needed to keep your inner handyman appeased. The space and tools are available for use.

Gym
Our fitness room is a tidy, fully-equipped area designed to accommodate different workout types and fitness abilities. It includes various equipment such as a workout bench, kettlebells, dumbbells, resistance bands, and weight plates, all arranged for convenient access. Additional items like stationary bikes and exercise mats provide a well-rounded fitness experience.
